    Due diligence

    Before any money moves, we verify title, screen ejido vs. private land, check liens, permits, zoning and surveys — coordinated with our lawyers.

    Negotiation & structure

    We negotiate independently for your side, and design the right legal structure — a straightforward purchase, a fideicomiso, or a joint-venture land deal.

  5. 05

    Escrow & contracts

    Funds move through escrow against agreed milestones. Promissory agreements, conditions and penalties are drafted to protect both sides.

  6. 06

    Closing

    The notary formalizes the deed or trust, the property is registered, and you receive clean title — with us alongside you the whole way.

  7. 07

    Build (optional)

    If you're building, we assemble a vetted architect and contractor and supervise construction with milestone control, protecting you from breaches.
